Phillip M. Adleson

PHILLIP M. ADLESON, Esq., received a Juris Doctorate from the University of Santa Clara Law School in 1976, and was admitted to the California Bar that same year. From 1976-1977, Mr. Adleson served as research attorney for Justice Margaret J. Morris, California Court of Appeal (Fourth Appellate District). He received a B.A. from California State University at Northridge (1972), attended University of Southern California Graduate School in Political Science (1972-1973), and he participated in Hastings College of the Law--University of California College of Advocacy in 1978.

Mr. Adleson founded the predecessor to Adleson, Hess & Kelly in 1977 and has been in the private practice of business and real estate law ever since that time. He is a founder, principal shareholder and senior attorney in the law firm of Adleson, Hess & Kelly, P.C. Mr. Adleson has been given the highest rating (i.e., "AV") in Martindale-Hubbell, Inc.'s legal directory.
Mr. Adleson is (and has been since 1983) on the State Board of Directors of the United Trustees Association ("UTA"), is a two-term, past President of UTA (1986-1988) and has served multiple terms as State Legislative Chairman. Mr. Adleson and Adleson, Hess & Kelly are currently UTA's corporate counsel. He has represented numerous lenders, borrowers, principals in transactions, trustees, trade associations, real estate licensees and title companies in trial courts, amicus curiae briefs, class actions and as an expert witness.

Mr. Adleson is a past instructor of real estate, business law and foreclosure classes at De Anza Community College and San Jose State University. He is a former real estate broker and has taught numerous classes throughout the world approved for Department of Real Estate continuing education credit. Mr. Adleson has taught seminars and given speeches on real estate and business law, foreclosures, distressed sales, exchanges and sales, ethics and legal aspects of real estate transactions, mortgage lending, and state and federal regulation of lenders and/or real estate licensees. Many of Mr. Adleson's programs have also been approved by the California State Bar for Continuing Legal Education ("CLE") credits. He regularly presents legal or case law updates for CTA and has made similar presentations for private clients, and for other trade associations and groups, including the California Trust Deed Broker's Association, the Mortgage Association of California, the Bay Area Investors Group, the San Jose Board of Realtors, the Saratoga-Sunnyvale Board of Realtors, the San Francisco Bar Association, and the National Business Institute.

Mr. Adleson has testified before the judiciary committees of both the California Assembly and California Senate, in addition to drafting proposed legislation that has ultimately become law in California. He has testified as an expert witness in a number of courts on subjects including real estate, lending and foreclosure.
Mr. Adleson has authored a real estate book, numerous seminar and course materials, as well as articles on real estate and business law. He has been a regular contributor to the California Trustee's Association quarterly newsletter (for over ten years).

Mr. Adleson is a member of UTA, the California Trust Deed Broker's Association and the California State Bar. He has served on the California State Bar's Committee on Real Estate Finance and on the Joint Committee on Anti-deficiency Laws. Mr. Adleson is a past member of the Board of Directors of the Almaden Youth Association, past President of the Almaden Valley Girls Softball League, past board member and Vice President of the Almaden Pony Baseball, and past board member of the San Jose Police Activities League (softball program).
